RATE TERMS

Above rates are valid from 20th February till 30st December 2019.

Rates and supplements are quoted in AED, inclusive of 10% service charge and 7% municipality tax and subject to 5% VAT and Tourism Dirham .

Applicable Tourism Dirham (i.e. AED 20 for Studio & 1-bedroom apartment, AED 40 for 2-bedroom apartment per day) capped at a maximum of 30 nights.

All rates are quoted per month, annual rates are quoted for a 12-month contracted stay.

Apartment allocation will be subject to the available units at the time of check in.

To guarantee a high floor or sea view, the following supplement shall apply.

  • A High floor supplement of AED 1,000 per month for apartments on floors 16 — 21 .
  • A Seaview supplement of AED 1,000 per month for apartments on floors 7 — 21 with a sea-view.

Rates are applicable per units irrespective of number of occupants provided that they do not exceed the maximum occupancy per apartment.

Apartment maximum capacity using existing beds is as follows:

  • Studio 2 persons + 1 infant up to age of 2 years
  • 1 Bedroom: 2 persons + 1 child up to age of 12 years
  • 2 Bedroom: 4 persons+ 2 Infants up to age of 2 years

PAYMENT TERMS

For all stays of 3 months and above, a lease agreement shall be communicated post receipt of initial approval defining all terms and conditions.

Monthly rates are based on monthly advanced payments whilst annual rates are based on a 4-cheque advanced payment.

COMMISSION TERMS

Applicable commission structure is as follows:

Annual Rent: 5% from total rent value (on room rate only excluding applicable tax, service charge and VAT).

Stays between 1-11 month: AED500 for Studio & One-Bedroom Apartment and AED750 for the Two-Bedroom Apartment.

A Lease agreement per unit is to be signed by the guest directly once the booking is confirmed.

Commission payment shall be made upon receipt of payments from the guest and will follow their lease agreement payment terms.

Above stated commission scheme is applicable for Single units.

For group bookings of multiple units, a different incentive & commission structure shall apply, extended on case to case basis depending on number of units requested and length of stay.
