Branded properties in high demand in Dubai

Dubai is an oasis for real estate projects under the most recognizable global brands. Read more for why branded housing with a well-known logo on the facade is in priority between property buyers.

Dubai has the highest number of branded residences globally, and a popular brand-associated properties demand a premium of an average of 31 per cent over non-branded units, according to Knight Frank’s Branded Residences Report 2019. This concentration of branded real estate is giving the emirate a strategic advantage, not just within the niche market, but across different segments.

“A well-distinguished brand, which is highly regarded internationally. Especially for new investors, who feel safer to invest into a brand they can easily relate to and its standards,” said Firas Al Msaddi, CEO of one of the Dubai real estate brokerages.

Moreover, Niall McLoughlin, senior vice-president of corporate communications and marketing at Damac Properties, says branded residences have not only commercial, but also personal value, luring HNWIs and international investors used to a premium lifestyle and having an affinity for luxury brands.

“Investing in luxury branded apartments does guarantee a high return on investment (ROI) because they are associated with a certain level of exclusivity, on-time delivery and high-quality project management,” said Ma Guolong, CEO of real estate developer behind Oriental Pearls, a joint venture with Italian luxury brand Tonino Lamborghini, which will deliver nearly 8,000 premium branded apartments in Dubai’s Meydan by 2024.

After the first branded Armani Residences operated by Emaar opened in Dubai in 2010, other UAE developers have also started looking for cooperation with global fashion brands. Enshaa launched the Palazzo Versace, Meraas launched Bulgari Residences and Damac delivered a whole bunch of luxury branded projects in Dubai, including Just Cavalli villas at low-rise golf-oriented AKOYA Oxygen community in Dubailand, as well as Bugatti, Fendi and Versace brands used for advertising luxury apartments and prime mansion in different Dubai locations.

Hotel and resort operators such as Kerzner International, The Address, The W, Jumeirah and Bvlgari have also entered the branded residence marketplace in Dubai.

Moreover, besides the evident investment opportunities, branded residences also usually offer designer’s finishing, high-class amenities and breathtaking views. For example, Palazzo Versace boasts hand-laid Italian marble and mosaic flooring, while the Armani Residences has stone, zebrawood and leather wall coverings in its ineriors.

Similarly, the glamorous Just Cavalli villas at Damac’s Akoya Oxygen in Dubailand embody the Italian brand’s daring approach to design. By combining prestige, cachet and convenience, branded residences offer a sense of exclusivity to buyers. But there’s more to these properties than exclusivity.
