1. DUBAI SPORTS CITY (DSC):

Please don't be misled only by the name of this area. It suits fine not just for fitness fanatics, but for people seeking a comfortable neighborhood with affordable leasing prices. This developing area is the most sought-after destination for investors and was rated the 9th as the most wanted Dubai location to buy apartments in according to the Real Estate Market Report 2019 by Bayut. Here you can rent a one-bedroom apartment for an average of AED37,000 per annum.

2. BUR DUBAI:

Despite this area being famous as city’s historical center, you can still find rather reasonable options for rent in certain parts of Bur. Many of the government and municipal buildings being situated here, including the Dubai Museum and The Ruler’s Court, Bur Dubai is considered to be clean and comfy to live in. Located on the Jumeirah side of the Creek, across the water from Deira, it doesn’t have that industrial touch as other areas, concentrated across the Creek Harbour in Deira. Bur Dubai’s waterfront promenade unwinds an uninterrupted line-up of dhows offering dinner cruises. Instead of gold and spice shops, the souks here focus on textiles. The best cafes and small restaurants here are good and cheap, comfy and usually full of customers. Average rent for a one bedroom apartment in Bur Dubai in the Mankhool area stands about AED42,000 per annum.

This area is well-known as one of the first-coming family projects to be implemented in the whole Jebel Ali Free Zone. Its garden-circled apartment clusters are extremely popular with both buyers and renters. The area has never suffered from a lack of demand for accommodation since its launch in 2004. Nestled amidst landscaped gardens, the apartments in Discovery Gardens have made a good name for this community and a deserved a reputation of one of the most sought-after locations among tenants thanks to the abundance of spacious but at the same time affordable renting options. Average rent for a one-bedroom apartment in Discovery Gardens hovers around AED45,000 per annum.

4. AL BARSHA:

Al Barsha South is a dynamic residential area located to the south of Al Barsha, and the east of JVC. It includes Al Barsha South 1, 2, and 3, Dubai Science Park and Arjan. Al Barsha South 1 has been already finished and features villas and townhouses. Al Barsha South 2 is still under construction. And the land to the east of Al Barsha South is reserved for Universal Studios theme park and new Mohammed bin Rashid City. Al Barsha South is a sub-community of Al Barsha. The parent community is located in West Dubai, south of Al Sufouh. It was previously known as Tecom. Al Barsha is close to Palm Jumeirah, Dubai Internet City and Dubai Marina. Some famous landmarks near Al Barsha are Dubai Autodrome and Mall of the Emirates. It is home to many commercial and residential properties. Average rent here stands at around AED40,000 per annum.

5. DUBAI SOUTH:

A large, 145 square kilometers-sized district, Dubai South is divided into mini-clusters such as Residential, Commercial, Aviation, Logistics and Golf. This developing residential, commercial and logistics center can also boast a close proximity to the Al Maktoum International Airport, and the most attractive place in Dubai in 2019 — the Expo 2020 site. It is also close to the free zones and Business Park of Dubai South. The residential districts in this area are seamlessly connected to key landmarks in the city through arterial roads — and soon the Dubai Metro. You can rent a 1 bedroom apartment here for at least AED43,000 to Dh53,000 per annum.
