Which Dubai area saw maximum transactions since the beginning of the year?

The analytical department of the Property Finder portal reported where Dubai properties were being sold most actively in terms of transactions number and value.

The analytic data from the Data Finder platform of the Property Finder Group allowed to name Downtown Dubai the best performing emirate's community in real estate sales, both in terms of the transactions number and their total value recorded in the first eight months of the year till August.

According to Data Finder, from January to August, 2,034 transactions were registered in Downtown Dubai, the total value of which amounted to AED5.4 billion (US$1.47 billion). These include apartments, villas, townhouses and land plot sales.

Due to the recent delivery of several interesting new real estate projects in Dubai Hills Estate, local properties attracted high investors’ and buyers’ interest, thus allowing the area to take the second place in the Data Finder rating in terms of the number and cost of registered transactions. This community accounted for 1771 housing transactions, the total value of which amounted to AED3.4 billion.

Jumeirah Village Circle (1323 transactions), Business Bay (1275 transactions) and Dubai Creek Harbor (1214 sales) were also responsible for the transactions uplift entering the Top 5 Dubai best performing areas in terms of real estate sales during the first eight months of 2019, according to the Property Finder report.

Other residential communities and areas of Dubai with a large number of transactions recorded include Dubai Marina (1,096 housing transactions), Dubai South (1,089 transactions), International City (973 sales), Jumeirah Lakes Towers (739 transactions) and Al Furjan (702 deals).

According to the report, 51.7% of all Dubai housing transactions since the beginning of the year were recorded in the 10 largest areas of Dubai. In total, during the first eight months of the year, 23,652 housing transactions were completed in Dubai.

The newer fast developing areas of Dubai Hills Estate, JVC, Dubai Creek Harbor and Dubai South were the most popular among investors and home buyers during the mentioned time period. This suggests that, as new homes are being handed over, significant activity is observed in the secondary market.

“Newer areas have become quite popular with buyers. Dubai Hills Estate and JVC, for example, have risen significantly in the ranking over the last few months,” said Linnett Abad, director of Data and Research at Property Finder.

In a broader sense, the list of 10 best performing Dubai districts in terms of the total cost of housing sold included Palm Jumeirah (AED2.5 million total cost of properties sold), Dubai Creek Harbor (AED2.3 million), Business Bay (AED1.8 million ), Dubai Marina (AED1.77 million), Dubai Harbor (AED1.6 million), Mohammed Bin Rashid City (AED1.3 million), JVC (AED1.09 million) and Dubai South (AED1.03 million).
