The luxury mixed-use project, called Sobha One, by well-known developer Sobha Realty, was first shown at Cityscape in November 2022. It will be located in the Ras Al Khor area and will include five buildings ranging in height from 33 to 65 floors, housing a total of 2,700 residential units. The development features one, two, three, and four bedroom apartments, as well as fully sustainable two, three and four bedroom Corbusian duplexes. In addition, the project includes full-floor residences with a total area of 866 square meters. Sobha One is expected to house approximately 9,500 people.
LOCATION
The location of the project is convenient in that it will be located next to Ras Al Khor Road and Nadd Al Hammar Road, which will provide easy access to all areas of Dubai. The Ras Al Khor, Interchange 1 and Ras Al Khor, Comm Complex 1 bus stops are located just near the project, making it an attractive option for those who prefer to use public transport.

Apartments are available for sale at a starting price of AED 1,100,000 (USD 299,500). Luxury two-bedroom duplexes are also available, priced from AED 3,860,000 (USD 1,050,000). Prices for full-floor residences at Sobha One start from AED 18,650,000 (USD 5,080,000).
PAYMENT PLAN:
The payment plan provides for the following:
10% upon the booking,
10% three months after booking,
10% 12 months after booking,
10% 15 months after booking,
10% 24 months after booking,
10% 30 months after booking and
20% after completion of construction.
INVESTMENT ATTRACTIVENESS
Buyers may consider purchasing a full-floor residence as a profitable commercial investment option. This residence can be converted into a large penthouse or divided into several apartments for later rental. Property management services can help manage the rental process on behalf of the owner.
According to the provisions of the Taskeen program, if you invest in Dubai projects worth at least AED 750,000 (USD 205,000), you can receive a 3-year resident visa. If your investment is at least AED 2,000,000 (USD 545,000), you will be able to apply for a 10-year Golden Visa. Please note that both visas only apply to completed properties, so you will need to wait until Sobha One is completed to receive them.
