Jebel Ali is a coastal area located to the south of Dubai. The easiest way to find this area on the map is to look for one of the few man-made Dubai wonders, the artificial island of Palm Jebel Ali. Jebel Ali District is located just in front of it, with both its residential and industrial sectors.
Palm Jebel Ali, the second in the Palm Islands family along with Palm Jumeirah and Palm Deira, has been fully completed but not yet inhabited, while Jebel Ali Port is the busiest and the largest sea terminal in the Middle East, and the ninth largest container port in the world. It has the world's largest artificial harbor and can accommodate ships of any size.
Location
A significant advantage for Jebel Ali is its location in the Jebel Ali free zone. Founded in 1985, the free zone now includes more than 7,000 companies working in such fields as trade, logistics, manufacturing, and service.
The Jebel Ali Port and free economic zone have received the common abbreviated name of Jafza, which is today a thriving business community providing jobs for 135,000 people and attracting more than 20% of all direct foreign investment in the UAE. More than 50% of all Dubai exports passes through this port.
Real Estate
Initially developed as an industrial center, since 2015 the area is being actively populated. New residential quarters with developed infrastructure and up-to-date amenities keep mushrooming in the neighborhood. As a big cluster this area includes the IMPZ free zone, as well as communities of Discovery Gardens, Al Furjan, Dubai Investment Park (DIP), and Wasl Gate, but Downtown Jebel Ali is considered to be the main point. Thus, taking to account all residential communities in the aggregate, Jebel Ali has 124 buildings in 92 developments.
Palm Islands Master Developer Nakheel intends to build here another 80 apartment buildings within its waterfront development Dubai Waterfront, which will stretch up to the Palm Jebel Ali. Another "world’s largest ", this waterfront project is expected to be released this year.
Nakheel has already built 66 villas and townhouses for lease in the new residential community of Veneto on the bank of the Dubai Canal in Jebel Ali, which will include 1,400 villas and townhouses, as well as 1,200 apartments upon full completion. And another developer Azizi has built six residential towers with "flower" names, which offer advantageous options for purchasing affordable housing.
The size of the Jebel Ali District (more than 200 hectares of undeveloped territory) and its favorable location suggest that district’s further development will surge up in the nearest future. For 11 km along the main Dubai highway Sheikh-Zayed Road a new row of residential high-rises, hotels, offices and shopping centers will rise. Nakheel is already preparing the ground with ready-made infrastructure for investors to take on the development of 300 construction sites.
Facilities and transport links
For thousands of people already living and working in the free port area or in the Technology Park, all entertainment and shopping facilities are available in one of most authentic Dubai malls — Ibn Battuta Mall. This world's largest themed shopping center consists of six stylized national sectors with 275 shops, 50 restaurants, and a 21-screen cinema, including IMAX. Jebel Ali has also now become the entertainment district of the city. Here you will find multiple theme parks such as: Bollywood, LEGOLAND Dubai, Riverlands and Motiongate. Next to this it has some great place for food and shopping like LAST EXIT and The Outlet Village.
Besides, from here you can easily get to the center of Dubai Marina with all its entertainments along the Sheikh Zayed highway. The airport is a 50 minutes’ drive, while Abu Dhabi, the capital of the UAE, is about an hour's drive.
Jebel Ali is the end point of the red metro line, including to more stations in the area: Danube and Energy. And by May 2020, red metro line will be extended to the site of the World Expo 2020, when two more new stations, The Gardens and Discovery Gardens, will connect Jebel Ali with other city destinations and lines of the Dubai Metro.
