Al Muhaisnah is a peripheral district of Dubai, located in the eastern part of the emirate known under the common name of Deira. It is one of the most developed city areas with all necessary infrastructure in place and the most populated district of Dubai, for now. Al Muhaisnah is home to over 90,000 people. Despite its relatively remote location, Al Muhaisnah has good transport links with other areas and the city center through Shaikh Mohammed Bin Zayed Road and Al Rashidiya Road routs.
According to the development plan, the territory of the area is divided into four sub-communities: Madinat Muhaisnah (or Muhaisnah 1), and three more clusters with reference numerals Muhaisnah 2, 3 and 4. The area borders with other actively developing residential areas Al Qusais, Al Twar, Al Mizhar and Mirdif, and provides the best connectivity for those employed at Dubai Creek.
The first district’s inhabitants, mostly presented by natives of India, gave this area the name of Sonapur (“Land of Gold" in Hindi) because of the wide opportunities such a prosperous region as Dubai offered to expatriates. Buying a home in the area is interesting primarily for its investment opportunities, since low-costed affordable housing here brings high rental yields due to consistently high demand. Also, the area is often the best choice for tenants moving from the neighboring emirate of Sharjah to Dubai.
Education and healthcare sectors in Al Muhaisnah are presented by three international schools — Buds Public School, Russian International School in Dubai and Lycée Libanais Francophone Privé — and a number of hospitals, medical centers and a polyclinic, including Aster Clinic and day-and night Al Muhaisnah Medical Fitness Centre.
As for the future, Dubai authorities have distinct and clear plans for the area further development: 20 more residential buildings containing 464 apartments will be handed over as part of Muhaisnah 4 development in November 2018, while Dubai Metro Green Line may soon be extended to bound the area with other Dubai districts.
