New detached Dubai areas gradually grow roots

New detached Dubai areas gradually grow roots
More of Dubai’s developers are testing the market sentiments for high-end properties in remote areas of Dubai such as Al Barari.

When planning their real estate investments in Dubai, investors usually prefer minimal risks and keep in mind the golden rule of a property market: location, location, location. However, as all more or less affordable land plots in Dubai Marina, Downtown, JBR and other central blocks run short, property constructors in the emirate switch their focus on the periphery.

In this sense, Al Barari can be called a periphery only due to its location in a more or less remoted cluster of Dubailand, all dipped in lush greenery. It was planned as a cozy, very low-density, though situated on a vast territory residential community for a quiet life inside the metropolis, built up with low-rises. It’s quite enough to say that the exclusive territory of Nid Al Sheba, where Al Barari is located, borders with the Palace of the Ruler of Dubai, His Highness Sheikh Mohammed Bin Rashid Al Maktoum.

That is why the offer of 13 exclusive apartments priced at AED 2,500 per square foot, which appeared on the market recently, is expected to get a strong demand from investors, experts say. Al Barari already has a resident base occupying its 189 villas, while a full range of all necessary infrastructure units created in full compliance with the principles of eco-security will be soon added to other community’s amenities. Units set for sale are priced at approximately $ 3.37 million for 5,000 square feet apartments, including terraces. Besides, “At Seventh Heaven itself, there will be no such thing as a typical floor or an apartment. In fact, there will be no repetition,” the developer said.

“We remain reasonably confident about the response to the 13 units in The Signature Collection will generate among end-users and the long-term investor,” said Martyn Crook, Al Barari’s CEO for Asset Management.

Thus, practice shows that launching new luxury projects in Dubai now is really up-to-date. The demand for this type of property is high enough and will remain the same for a long time more, analysts predict.
